MONTHLY SALES REPORT FOR OUR AREA
The Kalamazoo Association of REALTORS produces a monthly cumulative sales report for those of us in the business and I will give you an update here with new information each month.
Total sales for the year to date are down by 784 units. The average residential home is selling for $8920 less than last year and most sellers are receiving 95% of their asking price. Their were 814 fewer homes listed this December than last but 57 more were remaining on the market at months end = buyer's have much to choose from. You want to make sure your home is priced less and looks better than any comperable home on the market in order to sell with so many homes on the market. One thing that has gone up - first time home buyers! The number is up from 23 last year to 52 this December for buyers using the MSHDA program. Another fact - there were fewer VA, FHA, and land contract sales.
